Find your perfect home first

At Mansell Homes, we like to think that we've the right home for you, whatever your lifestyle needs. Whether it's a spacious family villa in the country or a home close to the city, the search for your perfect property couldn't be more exciting. So browse through our developments, familiarise yourself with the local areas and work out which one ticks all the right boxes for you.

Reserving made easy

Chosen your ideal home? Fantastic! Now all you need to do is reserve it with a small reservation fee. It really is that easy; and once we've received it we'll take your home off the market, and of course, deduct the fee from your final account.

The legal process

For the whole home buying process to run as smoothly as possible, we advise you to appoint a good solicitor or conveyancer. We recommend this to be done when you decide to make an offer on your new home. We'd be happy to recommend one if necessary.

By this stage, you're almost there. But first, contracts need to be exchanged. You'll be asked to sign a Contract of Sale and pay your agreed deposit through your solicitor. Then your solicitor and ours will exchange signed contracts, meaning we're both legally bound to finalise the sale.

Your solicitor will act on your behalf and make sure all the complex legal and financial details are in order. They will draft a contract that you'll be asked to sign. Once you have exchanged contracts you can agree a completion date with us - which will be the date you move in.

With contracts to sign, exchange and completion, the legalities can sound baffling. But don't worry, your solicitor will keep you updated throughout the process. Remember, don't hesitate to get in touch with us if you're unsure about anything.

Arranging a mortgage

Unless you are buying your home for cash, the chances are you will require a mortgage. Mortgage funding is available from many providers, for example building societies or banks. It makes sense to have a mortgage agreement in place as early on in the buying process as possible as this means you will be able to proceed with the purchase of your new home certain that funding is available. Today most of our purchasers have a relationship with a bank of building society but if you are not in this situation, your solicitor should be able to offer advice on suitable funding providers or alternatively we can recommend one.

At last, you can move into your new home the day all formalities are complete. Your solicitor will let you know the balance of any money you owe.
